These Terms govern your access to and use of Manzelak, including its website, applications, AI assistant, property listings and reservation features. By using Manzelak you agree to these Terms.

Manzelak is an independently operated real estate brokerage platform. It helps users discover properties, compare listings, contact participating developers and submit reservation requests.

Manzelak is not a property developer and is not the official website of any developer. It does not represent a developer unless that relationship is stated and verified.

Prices, availability, unit specifications, delivery dates, payment plans, images and project information may change. Some of this information is supplied or synchronised by participating developers. We aim to show the latest available data, with update times where possible, but you should confirm all details with the developer before committing.

AI recommendations are for information only and may contain errors. Always check them against current information from the developer. AI responses are not legal, financial or investment advice.

• Provide accurate and up-to-date information.
• Keep your login details secure and private.
• Use the platform lawfully.

Submitting a reservation request is different from having a confirmed reservation.

• You must provide the required contact and reservation information.
• We may ask for identity documents and payment evidence.
• Any deposit, reservation fee, transfer instructions, refund conditions, unit hold or deadline must be clearly communicated by, and checked with, the relevant developer.
• A reservation is not confirmed just because you submit a form or upload a transfer screenshot.
• Confirmation depends on the developer's procedures and their written confirmation.
• A temporary hold shown on Manzelak while you complete a request does not guarantee the unit.

Manzelak connects customers with participating developers. Manzelak may earn a brokerage commission from the developer when a transaction is completed through the platform. Details of any brokerage arrangement: [TO BE CONFIRMED].

Reservation payments are made directly to the developer's bank account shown during the reservation process. Manzelak does not receive these payments. Before transferring, verify the payment instructions with the developer. Refunds, fees and cancellations follow the developer's own policies. Manzelak does not promise refunds.

Manzelak's branding, software, design and original content belong to Manzelak and may not be copied or reused without permission. Developer names, logos, images and project materials remain the property of their owners.

• Fraud or submitting false information.
• Unauthorised access to accounts, systems or data.
• Uploading or misusing another person's identity documents.
• Scraping or automated collection of platform content.
• Any unlawful use.

External websites, developers and other services may have their own separate terms.

To the extent permitted by law, Manzelak is not responsible for inaccuracies in information supplied by third parties, interruptions to the service, or decisions you make based on information on the platform. Nothing in these Terms limits any liability that cannot be limited under applicable law.

Our Privacy Policy explains how we handle your personal information.

We may restrict or end access for users who breach these Terms, submit false information, misuse documents, or put the platform or other users at risk.

These Terms are intended to be governed by the laws of the Arab Republic of Egypt, subject to legal review. Competent courts and dispute procedure: [TO BE CONFIRMED].
